Finding a Bangkok condo for rent that fits your needs may seem like a big task. There are many long-term accommodations in Bangkok for you to choose from. They all have their different advantages and disadvantages. However, if you know what you want and stick to your requirements, you should be able to find a Bangkok condo for rent in the long term.

Lifestyle and location

Location, location, location. That’s the mantra for many real estate investments. But as a resident, that location takes on a much more personal significance. 

Do you have special needs or want to bring a pet with you? 

What do you need to be near? 

Do you want an MRT or BTS station within walking distance, or do you need easy access to an expressway entrance? 

Are you living a single life, wanting to be near trendy nightlife, or looking for you and your family, needing schools and family-friendly things like parks and playgrounds nearby? 

Then there are also daily and emergency considerations. You may want a supermarket or at least a convenience store every day within a short walk. Some people may find peace of mind for emergencies if there is a hospital close by.

Lease period

Being flexible about your lease period could help you with your choices. The most common terms are for one year, but with the recent turmoil from COVID-19, many landlords have become more open to shorter terms. You may be able to get three- or six-month leases, even with a month-to-month option, but be prepared to pay more. 

Landlords prefer the stability of long-term tenants to have a steady cash flow. If you are willing to go even longer than a one-year lease, you may be able to negotiate a further discount to your rent. However, landlords must register leases longer than three years with the Land Department.

Condo facilities and furniture

Part of the appeal of living in a condo or apartment complex is the facilities. Swimming pools, fitness centers, shared lounges, and so forth. Many projects have a wide range of facilities to appeal to potential residents. Do you plan on using any or all these facilities? If so, visit them and see if they suit your needs. 

If you have special needs such as wheelchair access, you may have to look a little longer; however, a professional property company, such as PLUS , can help you if you have specific requirements. Make sure to check the units themselves. Do they have a washing machine? If not, is there a shared laundry facility? 

Most apartments, especially condos, usually come fully furnished, but you can find unfurnished or partially furnished units if you have your furniture. If not, you may be able to negotiate a deal for the landlord to remove the furniture. However, be aware that this may not happen quickly since moving the furniture out and storing it is an expense. 

Also, rental agreements are often split so that part of your rent is for “renting” the furniture (for a better tax rate for the landlord).

Condo unit location and layout

If privacy and silence are essential to you, you may prefer units further from the elevators and trash rooms. This will keep foot traffic and noise in front of your place to a minimum. Also, you never know about smells and pests from the trash room, so best to avoid that! Corner units usually have more windows and therefore are usually better lit. 

Still, central units may also have good lighting if it’s north-facing and doesn’t have another building too close by.

How the unit is laid out is another consideration. If you plan on cooking, you may want to spend a little time walking around the kitchen space, making sure it’s set up how you want. If you plan on entertaining, you may want guests to be able to access a bathroom without walking through your bedroom. 

Think about how you’ll spend your time in your unit, then do a quick inventory. Will the aircon fan on the balcony be a problem? Do you have enough closet space? These are just a few questions to keep in mind, depending on your priorities.

Rental price, utility bills and payment

Rental rates vary from building to building and from unit to unit. Owners who upgraded their units may want a higher rent, while others may be banking on the property’s location or some other amenity without investing too much in upgrades. 

So comparison shopping is critical even when finding a Bangkok condo to rent. Then, as with lease agreements most anywhere, you will need to pay rent promptly, every month. Usually, you can set up a direct transfer from your bank account to your landlord to avoid delays or other issues.

Check and double-check about your utilities regarding what is included and what is not. Ideally, you pay the providers directly, so what is on the meter is what you have to pay. However, some landlords will charge an inflated rate. 

Once you sign the agreement, you are bound to it; therefore, make sure you know what the deal is with your utilities. Some property management offices will help you pay your bills or walk you through the process if you are unfamiliar.

Aftercare service

Suppose you are renting a condo in Bangkok. In that case, a property management company usually takes care of maintenance and minor repairs on the property and sometimes for the units. Still, do not assume that this is a free service for you, included as part of the rent. 

Check your rental agreement to see what is covered. For example, who will pay for the upkeep of the major appliances such as stoves and air conditioning? What happens if there is a plumbing leak or bug infestation? Things could break down even in the newest buildings, and you do not want to be responsible for something you did not cause.

Contract Agreement

Many leases are copied from templates, so you should make sure that, at the least, the right information is in your agreement, such as your name and the unit address. Some other terms and responsibilities should also be in agreement, such as utility payments, repairs, etc. Also, as part of the agreement process, make sure there is an inventory of furniture (if applicable) and appliances. 

You may also want to take some “before” pictures and document them with the landlord to protect yourself when it comes time to get your deposit back. 

Finally, if it is in Thai, you may want to invest in an “official” translation or have a trusted friend or advisor who speaks and reads Thai to go through the terms.
