1. Know the differences between apartments and condominiums.
In Thailand, all none-house residences can be grouped into two categories: apartments and condominiums. Often sharing the similarities of building appearances and even additional facilities, the two categories, however, divert from each other on multiple components.
One crucial difference is an ownership structure. Built only as a rental unit by a single owner, often a professional company, each apartment unit is, therefore, owned and managed by that single firm‒a single landlord.
A condominium unit, on the other hand, is built as an independently sellable property. Each condominium project is similarly built and managed by a certain professional company, but because its purpose is to sell that property, the ownership will ultimately be transferred to any individual who proceeds to purchase it.
Ultimately, a company is, therefore, technically merely a developer, and a real owner is, basically, its client. Accordingly, as a condo tenant, your landlord is often not a developer but an owner of that particular condo unit.
This, however, does not mean that a condo unit is not ideal for a rental purpose. Both types are ideal for rental purposes; they are built as residential units, but the matter about landlords is, for sure, important to consider. Prospective tenants may find that renting a condo unit owned by an individual (a stranger) can be somewhat more susceptible to rental frauds than renting an apartment unit owned and managed by a professional company,

Some people may find this particular element some sort of optional and/or even sort of unnecessary. Why must one bother paying more only to get a condo near BTS/MRT (condo near BTS/MRT stations can have higher rental price rates) when one could just take a taxi or even drive his/her own car?
The answer to this question is that in both the short and long term, the opportunity and capacity to travel across Bangkok rapidly, easily, and conveniently through BTS/MRT will enormously enhance almost every part of your life, including both physical and mental health.

For those who must daily travel to and from an office located in CBDs or Extended CBDs such as Thonglor, Ekkamai, in particular, there is no better option than a condo near BTS/MRT stations.
4. Adhere to your condo budget with the ‘Almost-Close Technique.
If your office is located in a CBD zone and you can afford any condo project within that area you desire, we are of course happy for you. There is nothing more satisfying than being able to live within an area that can most meet your desires and demands
However, what if you want to pursue a job that requires you to travel to and from an office located in a CBD area but your condo budget is too limited to secure any unit within that neighborhood? What could you do?
Should you give up or should you continue finding in case one day you can perhaps find a cheaper one or should you opt for an apartment, once and for all?
The ultimate answer and approach to this particular issue and dilemma are actually quite simple. You don’t have to give up or even opt for an apartment. Instead, you just have to move your compass point away from that prime location of yours just a little bit.
For example, let’s say at first you eye a condo near Siam BTS Station (CBD), now you may move away from Siam just a bit or even far, opting instead for, let’s say, a condo near Ekkamai BTS Station or Phra Khanong (Extended CBD).
By moving away from CBD zones, you will see that the average rental price will automatically drop by all the concomitant location factors. According to ourrecent survey, even being far away from Thonglor, one of the prime locations in Bangkok, just around 1.6 kilometers,
condos around Ekkamai can have a much lower price than those in Thonglor by about 25% on average.
And because all these areas are connected through BTS/MRT lines, you can expect to arrive at your office in the CBD area as soon as you want with ease. We personally dub this particular selection process as the ‘Almost-Close Technique,’
and this is one of the ultimate reasons why we recommend that you select a condo near BTS/MRT as much as possible because now no matter how close your office is to the CBD area, you can still live just a bit far away, adhere to your budget, and travel to and from your office and around Bangkok comfortably and rapidly.
5. Visit a condominium in person.
Finally, if possible, we urge you to visit your prospective condo and your landlord (or his/her agent) in person. All the words and images can confirm nothing unless you could prove them with your eyes. Most landlords, by standard, will always provide you with a unit tour.
But you should also consider taking a full tour of all amenities and even the condo neighborhoods. You are going to spend your life not only in your room but also all the places outside, so it is important to measure how much this condo is right for you based on its surrounding areas as well.
