The article Slowing the Aging Process for Houses and Condos attempted to explain the definition of a ‘health check’ for the home and ‘giving vitamins’ to the home. In this current article, we will discuss the methodology of a ‘health check’ and elaborate on the do’s and don’ts of keeping the health of you house or condo at its best.

Plus Property has rounded up 4 easy-to-understand health check routines for houses and condos that you can do by yourself.

1. Checking for blockage inside drains.

Bits of seemingly harmless negligence will fuel the growth in severity of a problem. Putting off dealing with something generally has consequences, and this holds true for clogs inside the drains and pipes of a home. The blockages are the result of accumulations of grease, food debris, hair or other objects that may be more sizable.

When these make their way inside the drains or get stuck at the drain opening, water and waste cannot be washed down.

To prevent drains from becoming blocked, use a refuse filter or a drain cover. Removing food debris, hair and other materials after using the drain will also prevent foreign objects from making their way inside the drains and obstructing the flow of wastewater.

If these practices are not carried out, time and money potentially could be wasted when a blockage occurs and parts of the wall have to be torn down to reach the blocked pipes inside.

2. Frequently inspect the rotating points inside the home

Rotating points inside the home include window hinges, door hinges and other movable fixtures. As they are put through usage every day, a number of these rotating points may wear out over time without you noticing. Check whether the doors and windows emit a rattling noise and whether they shake when moved.

If shaking or noise is detected, do not leave it unaddressed. Weakened hinges could make it easier for burglars to break into your property. Take note of the condition of these hinges when you use them; it is recommendable to determine the causes of abnormalities and address them sooner rather than later.

3. Inspect the electrical fixtures throughout the home

  • An inspection of light fixtures can be achieved by turning on all the lights in the home, and taking note of any fixture that is not giving off any light or emitting less light than usual.
  • Check the lamps, switches, plugs and sockets for any damage.
  • Switch and socket covers that are damaged to the point of exposing the wires are very dangerous and should be immediately replaced.
  • Experienced technicians should be called in if a lamp, a plug or a socket becomes hot. The same applies when a socket does not output power, or when sparks and burning scents are emitted from a socket. Stay safe; do not attempt the repair by yourself.
  • Cleaning of devices linked to the electrical system, including internet system devices and the wiring on ceilings, should be made using feather dusters or ceiling brooms. Avoid using a wet cloth on them.

4. Inspect the plumbing system

  • Check whether the tap water system and water pumps are working normally. Inspect the length of each pipe for any signs of leakage.
  • Check the operation of the water meter. Close all water outlets in the home and see if the meter continues to spin. If it does, there may be a leak somewhere.
  • Check that the sanitaryware are working normally and not leaking. You might fill up the sink to check for leaks, or trap water on the bathroom floor to test the drainage or to check for leaks.

Housing communities and condominium projects that employ the assistance of Plus Living Management for their juristic entities will benefit from regular maintenance and upkeep. The scope of these tasks include building operation and maintenance, building systems maintenance, waste disposal, overhauls, equipment replacement, as well as machinery and equipment maintenance.

Tasks are carried out in accordance with an operation schedule which ensures that a building remains in good condition and safe for occupants. Said upkeep also reduces risks of malfunctions that may develop into safety hazards.

The above are some of the ways for delivering a preliminary health check to a house or a condo, and you can easily implement these methods by yourself. Some of the readers may now be itching to hurry home to survey for any anomalies at their residences.
